ipv®: integral process responsibility in facility management

ipv® (integral process responsibility) represents a comprehensive management model:

 

- independent, competent, economical and legal rights and obligations of
  the ipv® provider for the processing of all procedures and functions that
  are connected with tasks involving the grounds, buildings, plants and
  equipment for a client.
   * the goal is to make the real-estate property practical for the use,
      efficient and available at all times. This applies to new construction
      and to existing buildings and to modernizations and revitalizations.

The ipv® range of services:

- linking of conceptional (consultative) responsibility on the basis of
   functional client goals and execution responsibility (operational
   responsibility)
- design and construction services for value-retaining and replacement
   measures through the takeover of responsibility by the ipv® companies
- transparent calculation
- rules for joint participation in optimization results achieved
- engineering services for all areas and trades
- performance of own services by the ipv® company (process command)
- required approvals and concessions (up to and including operational
  and plant responsibility)

The advantages of the ipv® model for the client: 

- reduction in the burden to the client, gives him the opportunity to
  concentrate on his core business
- professionalization and quality assurance for the management of the
  real-estate property
- Plannable fixed prices include, regardless of the scope of services
  agreed on:
    - engineering services (detailed inventory of the current situation at
      the client and an optimization concept)
    - repair and maintenance expenses
    - investment expenses for value retention
    - investment expenses to maintain availability over the contract term
      (e.g. replacement investment)
    - transfer of the operational responsibility to the service provider,
      flexible adaptation of the scope of services on the basis of changes
      on the client side.
